It doesn't make any sense to me either but I get exactly the same problem
booting FreeBSD-12.1-RELEASE-arm-armv7-BANANAPI.img.xz (r354233) on a
BPi-M1.  hw.regulator.disable_unused=3D0 makes it work and I'm currently
building a new world (which will take some time).
