The MAP_FAILED macro was added to /usr/src/sys/sys/mman.h on 12.12.1996 so
you should have the correct version of mman.h.
It is included by xinstall.c via <sys/mman.h>. For this include to work
make sure these two symbolic links are set:
	/sys -> /usr/src/sys
	/usr/include/sys -> /sys/sys
Then everything should work fine!
