Your problem is probably due to the fact that ftp.frebsd.org is not fully
functional at the moment. So you will have to get it from some mirror.
One place you can get the file in question from is:

ftp://ftp.sunet.se/pub/FreeBSD/ports/distfiles/sheets.map

Then just put the file in /usr/ports/distfiles and try a make install again.
