do:

make -DWITHOUT_MAILNEWS -DWITHOUT_LDAP -DWITHOUT_CHATZILLA
or
make WITHOUT_MAILNEWS=yes WITHOUT_LDAP=yes WITHOUT_CHATZILLA=yes
