 * Whenever we try to install any of the new packages from the new packages
 * subdirectory, were getting an invalid option error from mtree.  Any idea

pkg_add and mtree don't agree with each other, I guess.  It will be
great if you can upgrade to -current (shouldn't be too hard if you
already have 0412 and some diskspace) and test them out.

Alternately, you can grab

ftp://forgery.cs.berkeley.edu/pub/FreeBSD/ports/kit.tar.gz

and see how it goes.  No guarantees, though.
