OK, that's easy:

login: root
password: <whatever>


cd /usr/ports/net/mtr
make
<stuff happens, X is downloaded/installed, etc>
make install


FYI: I did not do a "standard" install with pre-set distributions.  I 
did a custom install selecting the stuff I wanted (which did not 
include X), then installed binary packages of things that I wanted 
that weren't in the standard distributions, and then after the 
install went to install the mtr port.
