Here is your problem.  You FreeBSD machine needs two interfaces, one for
connecting to your modem, the other for connecting to your hub.  You will
also need to configure two tunnel devices in your kernel.  Then read the
man pages about natd.

This really needs to be addressed to questions.  If you have problems
understanding the man pages, please address the questions to
questions@freebsd.org, or send me a private e-mail and I will try to help.

Please don't take offense, but the stable list is pretty cluttered with
unrelated topics.
